This is an extremely comfy home that I lived on for 17 years.

As you can see, I've made some significant upgrades on the inside and it's a turnkey home. . . not a standard out-of-the-box boat from the 70s, which makes it attractive to those who plan to live aboard or enjoy a great family weekender.

Many upgrades and conveniences.

It's much more a home than a boat (and is priced as such), but still a fully functioning boat.

The whole interior is floor-to-ceiling teak veneer marine-grade paneling and the port lights have been upgraded to bronze (from the original white plastic).

AFT CABIN: Two single berths with lots of storage (2 large drawers under each bunk); a 4-drawer center consul with settee in front and storage underneath (perfect size for two laundry baskets); hanging locker with storage above; book shelves above the full length of both bunks.

The entire area under bunks and locker has been newly painted with several layers of insulating paint topped with a couple layers of industrial latex and a fan and vents were installed.

One bunk has a 12-volt bunk heater and dry-dock mats underneath, which keep the bed warm and dry year round.

AFT HEAD: Vacu-flush toilet connected to a 28-gallon holding tank, sink, cabinetry, shower, solar vent.

I have enough granite left over from the galley remodel to place on top of the existing white formica counter.

Happy to throw that into the deal.

MAIN SALON: Roughly 9' square with no built-ins, so you can customize to your taste.

I had 2 deep slipper chairs and a small mid-century modern chair as well as a small bookcase and large end table.

There's a helm there, but I always used the flybridge for much greater visibility.

STEP-DOWN GALLEY: If you like to cook and bake, you'll appreciate this galley.

Recently remodeled with quality products. . . goodbye 70s white formica and harvest gold appliances and hello teak, copper, granite and stainless. . . expandable teak table with seating for 4; new cushions and fabric; 3-burner propane stove and oven with solenoid switch attached to tank on flybridge with extra tank on standby; sage/copper granite countertop, copper backsplash, large sink with pull-out spray arm faucet, stainless under counter fridge; lots of easily accessible storage areas, AC/DC chest freezer (located in engine room and very easy to access through small hatch at top of galley stairs); converted forward head into pantry with more easy-access storage.

V-BERTH: I used this for storage and a laundry room with Splendide vented washer/dryer (http://www.splendide.com/splendide_wd2100xc.htm), lots of storage, opening hatch with vent, you can easily use this as a berth again (perfect for kids). . . just add cushions.

Or you could have one large cushion made to create sleeping for two up there under the stars with an open hatch.

OUTSIDE: Aft deck with propane grill.

Flybridge with built-in seating and room to throw a mattress down for under-the-stars sleeping.

Sunbrella flybridge cover.

No bimini.

ENGINES: Twin Perkins 4-154 65hp that both fire up without hesitation and run well (last ran on 3/18/16).

They were just serviced March 2016. . .

SB engine needs salt water pump rebuilt or replaced ($850 new or $450 for rebuilt one from Foley Marine). . . no idea on number of hours (wasn't provided from previous owner and I only took her on about a dozen harbor trips, but started the engines frequently and put them in gear); 250-gallon diesel tank capacity (fiberglass).

I can provide the name and number of someone to fix the pump.

I can also provide the names and numbers of more than one licensed captain if you need help moving her to her new slip.

WATER: 100-gallon water tank capacity (plastic) which I used for the first 11 years then had direct water hook up to dock with pressure reduction valve and inside shut-off valve and all new water lines installed when the washer/dryer was installed as well as a new circuit dedicated to the washer/dryer.

HEATERS: Two- 6-gallon water heaters (both use 110v and one also operates while under way).

I'll also include a low-wattage wall-mounted ceramic plate heater mounted below the galley table.

LOA: 39' (36' + 3' bow sprit) Beam: 12' Draft: 3' Also included is a nice custom-built boarding stairway with lots of storage (great for paint and varnish, etc.).

It makes boarding very easy and was built narrow enough to walk around.

NOTES: She's in dry storage, so does not come with a slip.

She's been on land since 3/18/16.

She needs a paint job.

I'm happy to pass along my contact for the job.

He used to work at KKMI in Richmond, so knows his stuff.

I've seen his work.

She's documented through the coast guard and current on her paperwork through September of 2017.

Free and clear of liens, so transfer of ownership is easy.

Now that I've found a place to live, I'm motivated to sell her.
